SELLER’S GUIDE
01 – LET’S TALK
We will meet to discuss your goals, timelines, wishes and non-negotiables. We will also discuss current trends in the marketplace and assess your home’s unique qualities, characteristics, features and upgrades. We will analyze comparable property sales and work with you to determine our pricing strategy. We will outline a strategic plan to achieve the bet possible result for you as a seller.
02 – SETTING THE STAGE
We work with you to determine the best ROI on making upgrades to the home, such as a fresh coat of paint, updated flooring or touching up landscaping. Our service always includes a deep cleaning and pre-sale inspections and partial staging included so that we can show your home in its best possible light.
03 – TIMELINE
We set a “Go Live” date for the MLS and then work backwards, making sure we create a mutually agreed upon schedule for the pre-listing inspections and preparations and a “coming soon” period to test the market. We work hard to get everything just right so that when we “go live” on the MLS we can sit back and let the offers roll in.
04 – SHOWCASING YOUR HOME
We develop a personalized strategy for marketing your home, including but not limited to: professional photography, drone photography, a floor plan, professional signage, open houses, print materials and digital collateral for social media exposure. We develop a property website and a video to share your property online.
05 – MAKING CONNECTIONS
We will Continuously leverage professional contacts and our own expansive networks to find ideal buyers for your home.
06 – STRATEGIZE AND RESPOND TO THE MARKET RESPONSE
We will conduct an assessment of the market response within the first couple of weeks of your home being live on the MLS. Feedback from agents and buyers is aggregated and shared and the listing strategy will be revised as needed to adjust to changing market conditions.
07 – COMMUNICATION AND MEASURING SUCCESS
We will establish the best method and frequency of communication. We will provide frequent updates and metrics about showings as well as information about the market.
08 – RECEIVING AN OFFER
Once an offer is received, we will be in communication to discuss price, terms and to analyze the pros and cons. Together we will decide how to respond to the buyer in one of three ways: accepting the offer as is, rejecting the offer or making a counter offer.
09 – NEGOTIATING
We will work on your behalf to negotiate the terms of the purchase contract, always keeping in mind your bottom line and the best possible outcome for your situation.
10 – MEETING CONTRACT DEADLINES
Once the contract is negotiated and accepted the contract will be circulated to all parties. We will keep contract timelines and terms on track and keep the lines of communication open so that all parties are aware of what is happening when. We manage the logistics of showings, inspections, appraisals as needed and keep the transaction moving full steam ahead to a successful close of escrow.
11 – COMPLETING THE CLOSE
We will monitor and coordinate all the details necessary to get you across the finish line. We will coordinate handing off the property and any last details. Our service does not end at close of escrow! We are always available as a resource to you.
